Both are 46-story towers on Las Olas Boulevard. 100 Las Olas, at the downtown end, was completed in 2020 by Kolter Group and combines condominium residences with a hotel component. Andare Residences, at 521 East Las Olas, is a 163-residence Related Group tower designed by Pininfarina that broke ground in May 2025 and is under construction.

How different are the two ends of Las Olas?
100 Las Olas is at the 100 block, next to the office core, the courthouse district and the Riverwalk. It is the most genuinely urban address in Fort Lauderdale — a resident can go most days without a car — with the weekday activity and event traffic that comes with a downtown core.
Andare is at 521 East Las Olas, inside the retail and restaurant stretch of the boulevard itself. The daily texture is dining, galleries and boutiques at street level rather than offices, and the Intracoastal and beach crossing are closer. Neither address is on the water.
What does the construction difference mean for a buyer?
100 Las Olas is operating. A purchase is a resale, and the association's budget, reserve study, milestone inspection status, insurance program and assessment history are all readable before contracting. A 2020 building has established operating history without yet reaching major replacement cycles.
Andare is a developer contract under a prospectus. Deposits are staged and largely non-refundable once contingencies expire, the projected operating budget is an estimate that commonly rises by first occupancy, and the developer holds modification rights over layouts, amenity programming and timing.
How do the building structures compare?
100 Las Olas is mixed-use: condominium residences and a hotel in one structure. That supports staffed arrival, valet and food and beverage on site, but it means entrances, elevators, loading and amenity access have to be separated physically and financially, and the residential share of shared costs is a real budget line.
Andare is purely residential — 163 residences from roughly 1,812 to 4,320 square feet with about 35,000 square feet of amenities across three levels. Fewer shared-operation questions, but also no hotel infrastructure behind the service.
What about views and height?
At 46 stories both buildings are in the tallest class in Broward County, and at that elevation the sightline is unlikely to be built out — which is the main thing height buys in a market that keeps developing. Ocean and New River views at both are a function of floor and orientation, not of water frontage.
Height also drives mechanical, elevator, wind-load and glazing specification, and therefore long-term maintenance. At 100 Las Olas that shows up in the reserve study today; at Andare it is a question for the association that does not exist yet.

No. Both are inland addresses on Las Olas Boulevard. Upper floors have long ocean and New River views, but neither has water frontage or dockage.
