In a Fort Lauderdale condominium, the building decides more than the unit does. Its position on the ocean, Intracoastal or New River sets the view and the insurance exposure; its age sets the reserve and milestone-inspection burden; its declaration sets whether you can lease, how often, and with what pet. This directory documents those building-level facts so a residence can be judged in context.

Why evaluate the building before the residence?

Two residences with identical floor plans in two towers a mile apart can carry materially different costs and restrictions. The differences sit at the building level: the year of construction and therefore the structural milestone inspection schedule, the condition of the reserve fund, the insurance program and its deductible, the parking and valet arrangement, and the leasing rules written into the declaration. None of that appears in a floor plan.

The same is true of location. Fort Lauderdale's luxury condominium stock sits in three distinct corridors — the barrier island beach strip, the downtown and Las Olas core along the New River, and the Intracoastal frontage north of Sunrise Boulevard. Each corridor implies a different daily pattern: walking to dinner, driving to the beach, or keeping a vessel behind the building.

What building-level factors matter most in Fort Lauderdale?

  • Waterfront position. Directly oceanfront, Intracoastal, riverfront and non-waterfront are four different products, with different views, exposure and insurance treatment.
  • Building age. Older towers carry more deferred-maintenance and assessment risk, but often larger floor plates and lower density. Newer construction carries developer warranties and modern glazing.
  • Association structure. Reserve funding, assessment history and the milestone inspection status under Florida law drive the true cost of ownership.
  • Residence profile. Total residence count and floors indicate density; a 40-unit boutique building behaves nothing like a 300-unit tower.
  • Services and amenities. Full-service buildings with staffed front desks, valet and on-site management carry higher monthly costs than self-managed buildings.
  • Rental and pet policy. Minimum lease terms and per-year rental caps determine whether the residence can be used seasonally or as an investment.
  • Dockage and marina access. Where a building has slips, availability, ownership structure and vessel-length limits vary widely and must be confirmed per building.
