How different are the two formats?
Pier Sixty-Six is not a single tower. The residential component was planned and delivered as several separate low-rise buildings across a resort and marina site, which means unit counts, amenity rights and association arrangements are reported both per building and per master plan, and the two are frequently conflated in marketing material.
St. Regis is a conventional vertical format: two 23-story towers of 160 residences sized roughly 2,600 to 3,550 square feet, with a single branded operator. If you want a defined building with a defined association and a known residence count, that clarity currently favors St. Regis — on paper, since nothing is built yet.
How does the water access compare?
Pier Sixty-Six sits on the 17th Street corridor, the marine services and cruise-port spine of the city, with deep water and a short run to the Port Everglades inlet. For a vessel owner that is close to the best access in Fort Lauderdale, and the airport is minutes away.
Bahia Mar is further north on the same waterway, on the peninsula between the Intracoastal and the beach. It combines marina frontage with a walkable beach, which 17th Street does not have. In both cases slips are arranged through the marina and are not conveyed with a residence.
What does the delivery difference mean?
At Pier Sixty-Six the buildings exist and the associations operate, so a buyer can read real documents. The catch is knowing which documents: confirm which building the residence sits in, which association governs it, and whether resort amenity access is a contractual right, a fee-based membership or a courtesy.
At St. Regis there is nothing to read except the prospectus. Deposits are staged, budgets are projections, the developer holds modification rights, and 2029 is a target rather than a commitment. That is a different risk profile, not automatically a worse one, but it should be priced as one.
What is the surrounding context like?
17th Street is a working corridor: boatyards, marine trades, cruise-day traffic and commercial frontage, with Rio Vista and Harbor Beach residential streets close by. It is convenient rather than pretty, and for an owner whose priority is a vessel and the airport that trade usually wins.
The Bahia Mar peninsula is quieter in character but sits on the A1A beach corridor, with seasonal beach traffic and events. Neither is a residential street grid; both are destination sites.
