How do the two locations differ?
Four Seasons Private Residences sits at 525 North Fort Lauderdale Beach Boulevard, on the east side of the road with direct Atlantic frontage in the Central Beach corridor. That is the densest hotel and dining stretch on the barrier island: walkable, active, and busy during season and events along A1A.
The St. Regis Residences occupies the Bahia Mar peninsula at 801 Seabreeze Boulevard, south of the Las Olas beach crossing. The parcel has deep-water marina frontage on the Intracoastal side and the beach a short walk east. It is a beach-access address rather than an oceanfront parcel, and its everyday context is the marina rather than a hotel strip.
Which one can you actually buy into today?
Four Seasons was completed in 2022, so a purchase is a resale from an existing owner, governed by an operating association with a budget, an insurance program, an assessment history and a reserve position you can read before committing.
St. Regis is pre-construction. A purchase is a developer contract under a prospectus, with staged deposits, projected budgets rather than actual ones, developer modification rights, and a delivery date that is a target. The stated 2029 completion should be treated as a projection; South Florida delivery dates commonly move.
How do scale and design teams compare?
St. Regis is planned as two 23-story towers holding 160 residences of roughly 2,600 to 3,550 square feet, developed by Related Group with Tate Capital and Rok Acquisitions, architecture by Arquitectonica and interiors by Tara Bernerd & Partners.
Four Seasons is a single 22-story building with 82 residences from roughly 2,200 to 6,500 square feet, developed by Fort Partners, designed by Kobi Karp with interiors also by Tara Bernerd. The narrower residence count and wider size range mean a less uniform building with fewer neighbors.
What if you keep a boat?
Bahia Mar is a working marina site, which puts a vessel behind the building rather than across town. That is the single clearest functional difference between the two. Slip availability, vessel-length limits and terms are arranged separately from residence ownership and must be confirmed in writing — do not assume dockage is conveyed.
Four Seasons has no marina component. A boat owner there is arranging dockage elsewhere, which is common in Fort Lauderdale and entirely workable, but it is a separate decision with its own cost and commute.
What are the ownership trade-offs?
Both are branded residences, which means a licensing or brand-services component inside the operating budget that a conventional condominium does not carry. In a completed building like Four Seasons you can see what that costs today; in a pre-construction building you are relying on a projection that commonly rises by first occupancy.
Four Seasons also shares a site with an operating hotel, so the hotel-residential cost-sharing agreement and the residential share of shared amenity costs are central diligence items. At St. Regis the equivalent questions are the prospectus budget, the deposit schedule and the developer's rights to modify the plan.
