Area context matters more than building marketing does: an oceanfront tower on A1A and a riverfront tower off Las Olas Boulevard are different products with different daily logistics. The neighborhood guides cover each area's character, water access and walkability in detail.

Oceanfront, Intracoastal, riverfront or non-waterfront — how does the stock split?

Every tracked building carries a waterfront classification, so this split uses the full sample of 24. “Oceanfront” means the building itself fronts the Atlantic; it is not a claim about private beach rights, which are governed by the declaration and have to be checked building by building.

The practical difference is not view quality but water use. Intracoastal and marina- oriented buildings can offer dockage; oceanfront buildings generally cannot. The waterfront versus non-waterfront comparison works through what actually changes in cost, insurance and maintenance.

The distinction is a purchase-type distinction, not a quality one. A completed building is bought from an owner, with an operating association, a reserve study, an assessment history and a milestone inspection record you can read. A pre-construction residence is bought from a developer under a prospectus, with staged deposits, developer modification rights and a projected budget that has never been tested. Those are different transactions with different diligence.

What should a luxury condo buyer compare beyond price?

Price is the one variable a buyer will always be shown. These are the ones that decide how the building actually lives and what it costs to hold:

  • Association financial position. The operating budget, the reserve study and funding level, the assessment history and any special assessment currently contemplated.
  • Structural and inspection status. Florida milestone inspection and structural integrity reserve study status for buildings that fall within scope.
  • Insurance program. What the association carries, what it excludes and how the premium has moved — a material and rising component of the monthly cost.
  • Leasing and pet provisions. Recorded in the declaration, not in the brochure, and decisive for anyone who may lease the residence later.
  • Amenity rights versus amenity access. In resort-affiliated buildings, whether hotel or club amenities are a contractual right or a fee-based membership.
  • Dockage. Whether a slip conveys, is leased, or is licensed separately — and its actual depth, beam and bridge clearance.
  • Parking and storage assignment. Deeded, assigned or licensed, and how many spaces the residence actually carries.

None of these can be verified from a building's marketing materials, which is why this report does not publish them as facts. They are obtained from recorded documents and the association during the diligence period.

Methodology

Scope. Fort Lauderdale only. No Miami, Boca Raton, Palm Beach or Pompano Beach buildings are included, and no attempt is made to describe the wider South Florida market.

Inclusion. A building enters the dataset when it is a luxury-positioned Fort Lauderdale condominium whose core attributes can be established from an authoritative source: official developer or building materials, City of Fort Lauderdale or Broward County records, or reputable trade press.

Verification. Each field is recorded only when a source supports it. Where credible sources conflict — for example on residence counts inside a phased or multi-building development — the field is left unpublished rather than averaged or guessed. Not verified on this page and across the site means available credible sources were insufficient or in conflict, not that the attribute does not exist.

Missing data. Missing values are never treated as zero. Every aggregation above states its sample size, and any statistic computed over a subset names that subset explicitly. Of the 24 tracked buildings, 14 carry a verified residence count, 19 a verified floor count, and 10 of the 16 completed buildings a verified completion year.

Classification. Waterfront position is assigned geographically from the building's siting: oceanfront for buildings fronting the Atlantic, Intracoastal for buildings on the Intracoastal Waterway or an adjoining basin, riverfront for the New River, and non-waterfront otherwise. Classification describes location only. It implies nothing about ownership rights, riparian rights, beach access or dockage availability.

Dataset review date. The dataset backing this report was last reviewed on September 3, 2026. This is the 2026 edition; the report is revised when the underlying dataset materially changes, and the review date moves only when it does.

What this report does not measure. It contains no transaction data of any kind: no median or average sale price, no price per square foot, no days on market, no sales volume, inventory, absorption or appreciation figures. No authorized transaction data source is connected to this site, so publishing those numbers would mean estimating them. It also excludes association fees, reserves and assessment histories, which vary by building and are obtainable only from association records during diligence.
